The Foreclosure Snowball Continues to Roll…Know Your Plan

With the spring market upon us, real estate professionals are starting to get a bit giddy.  We need to remind ourselves to remain impassive to the hype bouncing around on Twitter and in the Blogosphere.  Home ownership is still in a bind the likes of which the country has not seen, and new homeowners need to counseled carefully.

"Nearly 61% of option ARMs originated in 2007 will eventually default, according to a recent analysis by Goldman Sachs, which assumed a further 10% decline in home prices. That compares with a 63% default rate for subprime loans originated in 2007. Goldman estimates more than half of all option ARMs outstanding will default". (Source: Wall Street Journal 2/06/09)

 

•Over the last 12 months the rate of deterioration in jumbo prime has exceeded all other product.
•Deterioration rates for foreclosures are highest for jumbo prime and Option ARM product.
•These two products represent only 6% of outstanding mortgages based on loan count, but 17% based on unpaid principal balance

According to the Center for responsible lending,  “…the numbers are getting worse: 6,600 new foreclosures a day; one every 13 seconds…”

 

What’s a person to do?

 

Start by looking critically at your housing situation.  Are you in a spot where renting consumes your assets at an inordinately high rate, and does assuming a mortgage, taxes and maintenance expenses make sense based on the equity upside and other factors?

 

Then look at your employment outlook.  Do you see a clear path for you and/or your spouse, even allowing for a possible downsizing or layoff period?  Do you have self-employment income that can fill some of a possible gap?

 

Lancaster PA first time homebuyers, Lancaster pa mortgage ratesOne other thought is to consider your life stage.  Are you in a locale where you can see yourself “settling” for at least 5 years?  That would be my minimum right now, barring a company transfer which generally involves some sort of subsidy to ease the pain of selling at a loss if needed.  If you feel strongly that you’re “here to stay”, then owning starts to make sense.

 

Most importantly, in my opinion, is to be as clear-eyed about your financial outlook as possible and make decisions based on real numbers, not hopes.  For many, this is going to be a great year to convert cash into real estate.  Sharpen your pencils!

Manheim Township PA - Homes For Sale Update

Here is the Manheim Township PA market review for last week, ending March 21.  The Manheim Township PA homes for sale current inventory activity of  according to MLS:

  • Sold: 2 properties sold for an average price of $445,500, these homes were on the market an average of 67 days.
  • New: 18 houses were listed last week.
  • Pending: 13 houses went under agreement last week.
  • Expired and Extended: 2 listings expired last week and 7 listings extended their contracts with their listing agent.
  • Active: 310 homes are active with an average days on market of 131.

Twitter Tweeters Tweetup...Again!

This morning the Lancaster "Twitterati" gathered again at Prince Street Cafe in downtown Lancaster City to experience our "real lives"... We had 15 attendees, almost 100% more than last time!

"Fireproof" - An Amazing Movie Worth Watching

I wanted to encourage everyone who is either married or engaged to watch this movie:

We saw it this past weekend - it's great!  In my opinion the best part is that all the individuals involved in the production (including the actors) were volunteers. The story is about a couple headed for divorce - the husband is a fire captain who saves lives (some good action scenes) but can't understand why his wife is distant. Through a "love dare" from his father he re-engages her and learns a huge lesson about love and what it means to be married. 

If you are looking for something to encourage you and be entertained, be sure to rent this one!

 

 

Jim Gillespie Was A Guest On CNBC Friday - He's Our Boss, By The Way...

Jim Gillespie, president and CEO of Coldwell Banker Real Estate LLC, participated in a discussion about the state of the housing market live from the New York Stock Exchange on CNBC last friday. Mr. Gillespie participated on the "Roadmap to Rebound" segment hosted by Maria Bartiromo. Yale economist Dr. Robert Schiller and Sanjiy Das, CEO of CitiMortgage, also participated. Here's the conversation, which I thought was very enlightening:

Jim called upon government leaders to enact a $15,000 non-refundable tax credit to ALL buyers and also a mortgage buy down that would bring rates to the 4-4.5% range which NAR reports could generate an additional 840,000 home sales over 12 months. This home buying activity would have major implications in stimulating the overall US economy since NAR also reports that each home sold generates more than $60,000 in economic activity. The proposal would also have a greater impact on foreclosures than the current stimulus package.

I've had the opportunity to talk with Jim in person. He's about as real a leader as I've ever met (and I've met a few). It's awesome to have him representing our brand in the public square.

Lancaster PA Real Estate Market - Median Prices, Sales Falling

Here is a chart I made detailing the changes in Lancaster County home sales and median sales prices since January 2007:Lancaster PA home sales statistics, Lancaster county pa home sales

Interestingly, the two lowest-priced districts had very different price figures.  Lancaster City currently has a median sales price of $105,000 and it's stayed right there for 2 years...but Columbia Borough home sales have seen a median price drop of 22% during the same time frame.  Columbia is currently running at $64,900 median sales price.  A good opportunity?

At the other end of the price spectrum, Hempfield School district has the highest median sales price at $227,000.  In fact, the median price has gone up 14% for Hempfield homes for sale, the highest increase in all Lancaster County.

Lancaster County median home sales prices fell a modest 8%, with sales off 22% in the same period.  Knowledgable Lancaster PA realtors should know this, though - it matches their "gut".

Lancaster City PA Homebuyers - New $5,000 Interest-Free Loans Available!

Lancaster City PA homes for sale, homebuyer programsOne of my favorite local housing advocacy groups, the Lancaster Housing Opportunity Partnership (www.LHOP.org), received funding today to extend interest-free loans of up to $5,000 or 8% of purchase price to first-time homebuyers in Lancaster City.  Now LHOP has been in this business for quite some time, and they have done a great job of promoting it's programs.  The trouble has been that public funding for the homebuyer assistance has been insufficient to meet demand.  The program requires that applicant attend a 10-hour class series on homebuyer preparedness and meet certain financial qualifications.  The funding influx approved today (the actual money won't be available for another month) was the result of a County Commissioners decision to allow the Lancaster County Redevelopment Authority to release HUD funds to LHOP - something good coming out of Duke Street!  It's only $50,000, warns LHOP staffer Courtner Byers, so it may go fast...if you're interested in buying a Lancaster City home now's the time to get started.  With the $8,000 tax credit included, things are looking great for Lancaster City first-timers in 2009.
